Seasoned funds
Money that has been sitting in your account long enough for the lender to accept it as yours, usually two months of statements.
Why it matters to you
The classic mistake is moving your down payment between accounts a week before underwriting. Every transfer generates a question and a paper trail you have to explain. Park it and leave it.
