504 tool
Find a 504 CDC that funds projects like yours
Every SBA 504 loan runs through a Certified Development Company (CDC). Most are regional, and which ones are active near you — at your project size, in your industry — is buried in the federal record. This reads it for you: enter your project and see the CDCs that have actually closed loans like it, ranked by how much they do it. We’re not a broker and nobody pays to appear here.
How to read this. Rankings come only from 504 loans already approved (FOIA, FY2010–present) — so it shows who funds what and where, not your odds of approval, and not CDCs’ newest activity if they’ve just started in your area. Any CDC can in principle lend statewide; regional ones simply dominate their home turf. Default rates are counted by loan (charged-off within seven years) against the all-504 rate of 5.0%. Covers about 92% of 504 lending; the smallest CDCs without a profile page, and SBA servicing accounts, are omitted.
